NCR Expected to Lead India’s Next Wave of Shopping-Mall Supply

India’s leading seven cities are projected to add around 51.1 million sq ft of shopping-mall space by 2031, taking total mall stock to approximately 143.2 million sq ft, according to JLL. Large-format malls are expected to account for about 56% of the upcoming supply.

The projected expansion points to continued confidence in organised retail, but the opportunity is increasingly about quality and location rather than simply adding floor area. New retail destinations need strong catchments, connectivity, differentiated tenant mixes and the ability to generate sustained footfall.

NCR is expected to be a major contributor to this growth. For Delhi-NCR, expanding residential catchments, new transport links and emerging business districts can support retail demand, while competition between established and upcoming destinations will make accessibility and experience important differentiators.
